What Blocked Gutters Actually Cost You — and Why a £120 Clean Saves £6,000 Later
A gutter clean costs £80–£150 for an average semi-detached house. Ignored blocked gutters cause damage that regularly runs to £4,000–£8,000. The maths is brutal — and avoidable.
What actually happens when gutters block
Water that should run away through the downpipe instead overflows the front lip of the gutter. Where it lands depends on the property, but the four most expensive outcomes are predictable.
1. Saturated render and brickwork — £600–£2,500 to fix
Constant water cascading down a wall saturates the render or brick. In winter that water freezes inside the wall, expands, and blows the render off. We see this every January.
2. Rotten fascia & soffit — £1,200–£2,800 to replace
Water sitting in a blocked gutter wicks back into the timber fascia and soffit boards behind it. Once they rot, the only fix is full fascia and soffit replacement.
3. Damp inside the property — £800–£4,000 to treat

4. Foundation movement — £6,000+ to remediate
The worst case. Years of overflow water saturating the ground next to a foundation softens clay subsoils. Differential movement causes cracks in walls — and that's a structural job, not a cosmetic one.
The simple annual habit
One clear-out in late October — after the leaves are down but before the first hard freeze — prevents all of the above. For a typical 3-bed semi in Bishop's Stortford that's 30 minutes' work and £80–£120.
