Overview
Chimneys Fail Slowly Then All At Once
Chimneys take more weather punishment than any other part of a roof — exposed on all sides, often the highest point of the building, and subject to constant freeze-thaw cycling on the brickwork and mortar. Most domestic chimneys in our area are 60–100+ years old and have had limited intervention since they were built.
We carry out the full scope of chimney work — repointing perished mortar, replacing lead flashing at the upstand, rebuilding crowned-out cappings, fitting new pots and cowls, and removing chimneys that are no longer needed (with proper roof reinstatement). Always scaffolded, always properly mortared, always finished to last.

Why It Matters
What an Unmaintained Chimney Actually Costs
Perished mortar joints let water into the brickwork. Frost expands the trapped water, blowing the brick face off in winter — once you've lost two or three brick faces, structural integrity starts to drop. Failed lead flashing lets water track into the roof structure at the upstand, causing rafter rot above the ceiling line. Crowned-out cappings let rain straight down the flue, soaking the chimney breast inside the property.
Left long enough, partial rebuilds become full rebuilds, and full rebuilds become safety risks (loose brickwork falling onto the roof or garden below). Catching the issues at the repointing stage costs hundreds; leaving them to escalate costs thousands and includes interior plaster damage, ceiling stains and structural timber repair.

Technical Detail
Repointing, Rebuilds and Removals — What Each One Involves
Chimney repointing is the most common job. Old, perished mortar is raked out to a depth of 15–20mm and replaced with a correctly specified mortar mix. The mix matters — modern hard cement-rich mortar on a 100-year-old soft brick chimney does more harm than good, blowing the brick faces off as freeze-thaw cycles work on the harder pointing. We use lime mortar or weak cement mixes appropriate to the brick.
Partial chimney rebuilds become necessary when the brickwork itself has lost too many faces or the cappings have crowned out so badly that water is freely entering the brickwork core. We strip back to sound brickwork, rebuild in salvaged or matched brick, and recast a proper concrete capping with appropriate fall to shed water.
Full chimney removals for chimneys that are no longer used (most modern central heating means the chimney is purely decorative). Stack removed down to roof level or below ceiling level, roof structure made good with new rafters and battens, and the roof tiled or slated to match. Often paired with a roof repair at the same time to reduce scaffold cost.
Lead flashing work is the silent issue on most chimneys — perished or poorly-dressed lead is the entry point for the majority of chimney-related leaks. We use Code 4 or Code 5 lead, properly dressed, with correct mortar bedding and chasing into the brickwork joint.
