Property Maintenance
Property Maintenance in
Bishop's Stortford & Hertfordshire
Reactive and planned property maintenance for landlords, letting agents and homeowners. From a single repair through to ongoing portfolio cover — one contractor, one phone number, one invoice.
Overview
One Number for Everything That Needs Fixing
Property maintenance is the catch-all for everything that doesn't fit a single trade — small repairs, multi-trade snagging, landlord turnaround work, gutter clearance, repointing patches, plaster repair, replacement units, exterior repaint patches. The kind of work that's frustratingly hard to get a single trades-person to do because it's too small for them to schedule.
We take it on. Whether it's a one-off repair or an ongoing maintenance contract for a portfolio of rental properties, you have one phone number and one invoice. Multi-trade scope coordinated in-house with the same accountability as our larger projects.
Why It Matters
Why Small Jobs Are So Hard to Get Done
The dirty secret of UK trades is that small jobs are deliberately ignored. A specialist plumber can earn more on one bathroom refit than on twenty small repairs — so they don't return calls about a leaking tap. The homeowner spends weeks chasing trades, gets quoted at premium rates when they finally do, and ends up paying significantly more than the work is worth.
We deliberately keep small-jobs capacity in our schedule. They're not the most profitable work we do — but they keep our existing clients happy, generate the referrals that drive bigger work, and provide a useful entry point for new clients to test our service before committing to a major project.

Technical Detail
Reactive Repairs, Planned Maintenance and Landlord Turnaround
Reactive repairs are the most common — a leaking tap, a dropped door, cracked render patch, broken roof tile, blocked gutter. Phone us, describe the issue, get a quote, get it fixed. Most reactive work completed inside 5–10 working days of the initial call.
Planned maintenance contracts for landlords and letting agents — typically annual gutter clearance, roof inspection, exterior repair, gas and electrical safety coordination (we work with Gas Safe and NICEIC partners for the certified work), and pre-letting refresh between tenancies. Reduces emergency call-out cost and keeps properties in lettable condition.
Landlord turnaround between tenancies — quickly returning a property to lettable standard. Typical scope: full repaint, carpet replacement coordination, kitchen and bathroom refresh or replacement, garden tidy, gutter clearance, gas and electrical safety. Turned around in 1–3 weeks depending on scope.
Probate and pre-sale work — preparing a property for sale or probate dispersal. Cleaning up tired finishes, addressing surveyor-flagged issues, light renovation to maximise sale price. Often pays back multiple times over in the eventual sale value.
For larger renovation scope see our renovations service. For specific roofing maintenance see roof repairs and maintenance.
