Replacing individual tiles is straightforward — but if multiple tiles are slipping across the roof, nail fatigue is widespread and a re-roof becomes the better long-term answer.

    Failed lead flashing around chimneys, valleys and abutments is the second most common issue. Lead becomes brittle with age, mortar bedding perishes, and water tracks behind the lead into the roof structure. Proper repair means stripping back, re-dressing the lead, and re-pointing with the correct mortar mix — not a smear of mastic.

    Ridge tile re-bedding — older ridges bedded on lime mortar eventually let go in high winds. Modern best practice is to re-bed with a roll-out dry ridge system, mechanically fixed, which removes the long-term failure mode entirely. We recommend this on most ridge work we quote.
