    Terms & Conditions

    These terms govern any quotation issued by, and any contract entered into with, J&Co Builders Ltd (trading as J&Co Contractors). They apply alongside any specific written quote or contract; in the event of conflict, the written quote takes precedence.

    2. Quotes

    All quotes are free and valid for 30 days from issue unless otherwise stated. Quotes are based on information available at the time of survey; if site conditions, scope or specification change, the quote may be revised in writing.

    Verbal quotes are indicative only. A binding price requires a written quote signed by both parties.

    3. Acceptance & contract formation

    A contract is formed when you accept our written quote in writing (email or signature). At that point you become liable for the agreed price subject to these terms.

    4. Payment terms

    • No deposit is taken before materials are ordered.
    • For projects over £2,500, a payment for materials is due on delivery to site.
    • Labour is invoiced in agreed stages against signed-off work.
    • Final balance is due within 7 days of practical completion.
    • Overdue invoices accrue statutory interest at 8% above the Bank of England base rate, plus reasonable recovery costs, under the Late Payment of Commercial Debts Act 1998.

    5. Variations

    Any change to the agreed scope must be confirmed in writing (email is sufficient) before the work is carried out. Variations are priced at the agreed labour and materials rates set out in your quote.

    6. Workmanship guarantee

    We provide a written 12-month workmanship guarantee on all labour from the date of practical completion. Materials carry the relevant manufacturer warranty (typically 20–25 years on EPDM/GRP flat roof systems and similar for major manufacturer products). The guarantee excludes:

    • Damage caused by third parties or works carried out by others after we leave site.
    • Storm or weather events outside the design tolerance of the system installed.
    • Wear, neglect, lack of routine maintenance, or alterations made without consultation.

    7. Insurance

    We are fully insured, including public liability and employer's liability cover. Insurance certificates are available on request before any work begins.

    8. Cancellation rights

    If the contract is concluded off-premises (i.e. at your home), you have a 14-day cooling-off period under the Consumer Contracts Regulations 2013 during which you may cancel without reason. If you ask us to start work within this period, you'll be liable for any work and materials supplied to date.

    9. Liability

    Nothing in these terms limits or excludes liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law. Subject to that, our total liability under or in connection with any contract shall not exceed the contract price.

    We are not liable for indirect or consequential losses, loss of profit, loss of opportunity, or loss of data.

    10. Force majeure

    We are not liable for delay or failure to perform caused by events beyond our reasonable control, including extreme weather, supplier failure, transport disruption, or governmental restrictions.

    11. Complaints procedure

    If you have a complaint about our work or service, please raise it with us in writing within 14 days at info@jandco-contractorsltd.co.uk. We acknowledge complaints within 3 working days and aim to resolve them within 21 days.

    If you remain dissatisfied, you may refer the matter to an independent dispute resolution provider or to the courts of England & Wales.

    12. Governing law

    These terms and any contract formed under them are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction.

    Personal data is handled in accordance with our Privacy Policy.
